Alex Dobrev is a partner in the Distressed Real Estate Solutions Practice Group. He focuses on distressed properties acquisitions, operations and disposition strategies/due diligence, particularly complex residential, office, commercial and mixed use projects.
In the context of “broken” or “fractured” condominium projects in particular, he often works with lenders, bulk investors, and receivers, in order to evaluate and implement exit strategies, including possible unwinding of the condominium regime, while identifying and minimizing potential successor developer liabilities and related risks.
In addition, Alex counsels clients regarding Interstate Land Sales Full Disclosure Act (ILSA) compliance matters, including full and partial exemptions from the Act and overall offering structure. ILSA-related liabilities can also be a significant consideration in the distressed assets context, and an important due diligence component when identifying and minimizing “successor developer” risks.
Building on his experience as a law clerk at the Federal Communications Commission in Washington, D.C., Alex periodically advises clients with respect to telecommunications matters, including negotiating “triple-play” agreements with major national providers, and the acquisition/disposition of regional cable companies’ assets.
